Office condos hot in local market

With more than 80,000 small businesses located in Ventura County, the demand for small office and industrial space is growing. Still, the availability of spaces for sale under 2,500 square feet is so scarce that owners of small businesses are rarely able to purchase their own company headquarters.

The TOLD Corp. of Camarillo has nearly completed building the first phase of Flynn Road Business Park, which features 42 industrial and 14 office condominium units.

Office units range in size from 866 to 1,823 square feet, and industrial units range from 1,169 to 2,808 square feet. The project has already sold nearly a third of the available industrial units, which were to be ready for occupancy by mid September.

Small units like these account for only about 2 percent of the Ventura County market.

The new Flynn Road project is centrally located at the intersection of Flynn and Adolfo roads. Move-in ready, the suites will contain many designer-upgrade materials and features, including a granite-topped coffee bar and cabinetry with a stainless steel sink and space for a full-sized refrigerator.
